Historic cottages, Gulf-front condos and air that tastes like salt

The village mixes old Florida frame houses, restored early-1900s homes, estate homes and Gulf-side condos, and all of them share one problem: exposure. Wind off the Gulf and Boca Grande Pass carries salt spray that settles on condenser fins, and bare aluminum fins soon pit and flake until the coil can't shed heat. Near the beach we usually recommend salt-air coil protection: a factory-coated coil at replacement time or a protective treatment on an existing one, coated or stainless fasteners, and a regular fresh-water rinse.

Historic houses have shallow attics, plaster walls and no easy chase for new ductwork, which is where a ductless mini-split often earns its place in a sunroom, guest cottage or upstairs bedroom. Working on the island: golf carts, Banyan Street and the lighthouse end

Anyone who has driven Banyan Street under its banyan canopy knows the island moves at golf-cart speed, and we plan for it. Parking a van on narrow village streets takes courtesy, especially in season when the Gasparilla Inn is full and tarpon anglers crowd the pass. Homes at the south end, near the Port Boca Grande Lighthouse and Gasparilla Island State Park, take the most direct salt.

A typical call here looks like this: an owner books a visit before closing the house for summer. We check the condenser for fin pitting, read the capacitor against its rated µF, flush the condensate line and confirm the float switch will shut the system down before a clog can soak a ceiling. If the coil is too far gone to protect, we say so and quote a coated replacement for a scheduled island day rather than patching it. Travel time is a pricing factor we explain up front.

Two island details change how a replacement gets planned. First, Gasparilla Island is split between counties: the village of Boca Grande and the south end sit in Lee County, while the northern stretch falls in Charlotte County, so the permit office depends on which end your house is on. Second, Hurricane Ian made landfall at Cayo Costa in September 2022, just across Boca Grande Pass, and much of the island is mapped in FEMA flood zones. A new condenser there usually has to go up on a stand or platform at the height the permit calls for, with wind-rated tie-downs and a disconnect that stays reachable.
