Four hundred miles of canals and two hurricanes in two years

Cape Coral was built around water — more than 400 miles of canals — so a huge share of homes back onto a seawall. The south and east sides of the Cape lean toward saltwater, Gulf-access canals, and condensers there collect salt film the way boat rails do. Further north and west, freshwater canals and newer construction change the picture somewhat.

Hurricane Ian in September 2022 pushed surge into canal neighborhoods across the south Cape, and a condenser that has sat in saltwater rarely comes back reliably; corrosion keeps working through the controls, compressor terminals and coil long after the water leaves. From Cape Coral Parkway to Pine Island Road

The Cape is big, so we plan routes by quadrant. Older block homes in the southeast, around Cape Coral Parkway and Del Prado Boulevard, date to the city's early building decades and often have closet air handlers, tired duct runs and electrical panels worth checking before a new system goes in. North of Pine Island Road, lots are newer and more spread out, with larger homes and more heat pumps. On canal lots, pool cages and boat lifts crowd the side yards, so condenser placement takes thought.

A typical call here looks like this: a homeowner in a south Cape canal house says their storm-era replacement short cycles and the outdoor coil already shows white corrosion. We check the charge by superheat and subcooling, inspect the pad and tie-downs, test the capacitor and contactor, and ask whether the unit was sized from a load calculation or just matched to the old tonnage. If replacement is the right answer, we quote a coated-coil system with salt-air coil protection built in and book it for a scheduled day.

A few things are specific to the Cape. It's its own city, so AC replacement permits go through the City of Cape Coral rather than Lee County. Power comes from LCEC, the Lee County Electric Cooperative, not FPL, which matters when a neighbor mentions a utility rebate. Much of the city irrigates with reclaimed water, and sprinkler heads aimed at a condenser leave a film on the fins that a plain rinse doesn't always shift. And the Cape is home to a large population of protected burrowing owls, so if a burrow sits near your equipment pad, we plan the work to keep clear of it.
