What's the difference between a home inspection and an HVAC inspection?

A general home inspector notes visible AC issues, usually without gauges or in-depth testing. An HVAC inspection focuses on the system itself: refrigerant pressures, temperature split, electrical components, drain safety devices, coil condition and ductwork. It turns a vague recommendation for further evaluation into a specific answer.

Can you repair the problems the home inspector found?

Yes, in most cases. Drain pan replacements, float switches, coil cleaning, capacitor and contactor swaps, line insulation, tie-downs and refrigerant repairs are routine for us. We provide a written price first, then paperwork showing what was completed so the buyer's side can see each finding was addressed.

Should I replace an old AC before listing my home?
