Manufactured-home parks and the package units that cool them

Across the Caloosahatchee from downtown Fort Myers, this community holds a large number of manufactured-home and 55-plus parks, many laid out in the 1970s and '80s. The standard setup is a package unit — compressor, coil, blower and often heat strips all in one cabinet — sitting on a pad beside the home, with supply and return ducts running into the belly under the floor. When one cabinet is the entire system, a single failed blower motor or blocked condensate drain stops everything at once.

The weak points are predictable: belly ducts that sag or tear and dump cold air under the home, crossover ducts crushed by settling, rusted base pans, and tie-down straps nobody has looked at since the last storm. Replacing a package unit also means matching the pad, duct transitions and electrical disconnect, and following park rules on placement. US-41, Business 41 and the neighborhoods off Bayshore Road

Most of our routes here follow US-41 and Business 41 — two branches of the Tamiami Trail that cross the Caloosahatchee on separate bridges — plus Bayshore Road (SR-78) heading east toward the rural edge. The Shell Factory on US-41 is a common direction-giving landmark. Closer to the river you'll find older site-built CBS homes on canal lots; further north and east come more parks and larger rural parcels.

A typical call here looks like this: a seasonal resident returns in October to a musty house and a package unit that runs but barely cools. We find the evaporator coil matted with dust because the filter door never sealed, a weak run capacitor and a belly duct pulled loose from its collar. Age matters a lot in these parks. Homes built before mid-1976 predate the federal HUD code for manufactured housing, so floor framing, belly insulation and original duct layouts vary from one home to the next, and we look underneath before quoting. Hurricane Ian's winds in 2022 tore skirting and loosened pad-set cabinets across North Fort Myers, and some of those units were set back down without new straps or a level pad. Because the community is unincorporated, an AC replacement here is permitted through Lee County rather than a city office, and park management often wants its own sign-off as well.
